Jeff's Perspective

Two Homes. Two Different Lifestyles.

These two homes sit minutes apart in the same established neighborhood and ask almost exactly the same price. The decision is not about value — it is about what you actually want from a house.

Primwood

Primwood — Space and Flexibility

Primwood wins on square footage, full stop. More than 6,400 square feet, five bedrooms, multiple living areas, a dedicated office, a game room and two staircases. If your version of a good life involves room for everyone, a home office that is actually a room, and a pool with space around it to entertain, Primwood gives you more of all of it. That scale is the point. It is also the trade-off: more house means more to maintain, more to furnish, and more decisions about how to use it.

Sandy Creek

Sandy Creek — Architecture and Character

Sandy Creek is not the bigger house. It is the more distinctive one. A dramatic two-story entry, soaring family room, large windows, and a wood-paneled study that most newer homes simply do not build anymore. The kitchen and baths have been updated, so the character comes without the usual project list. If you care about how a home feels when you walk in — proportions, light, millwork, personality — Sandy Creek delivers something Primwood cannot manufacture 1,100 square feet into.

Neither home is objectively better. The right choice depends on which priorities matter more to you: interior space and flexibility, or architectural character and detail.

The Buying Question

Would You Rather Buy at a Lower Price or a Lower Interest Rate?

In 2022, my client and I walked large homes in Lakewood Forest, including properties asking more than $800,000. Mortgage rates were lower during parts of that year. Today the rates are higher, but some of these homes are asking less than they were, and buyers often have more room to negotiate. So which is actually the better position: a lower price or a lower rate? That depends on how long you plan to own, how much you put down, and what you can negotiate today.

These rates are editable examples for illustration only. They are not historical quotes, live lender offers, or an assumption about what any buyer will be offered. Taxes, insurance, HOA dues, closing costs and maintenance all change the real cost of ownership. Refinancing is never guaranteed and may not be financially beneficial.

Price-and-rate comparisons are illustrative. A lower asking price today does not guarantee a lower total cost of ownership, and a higher rate today can be offset by negotiating a lower purchase price or buying down the rate. Speak with a lender about your actual numbers.

The Neighborhood

Why Lakewood Forest?

Lakewood Forest is an established residential neighborhood in Northwest Houston, known for mature landscaping, traditional homes, and larger properties on generous lots. The streets are tree-lined, the homes are not identical, and the area has had decades to settle into itself. It is the kind of neighborhood where square footage is not the only measure of a home. Architecture, lot position and how a house sits on its street still matter here.
